What is a Commercial Energy Performance Certificate?
Like domestic properties, commercial premises require a valid Energy Performance Certificate if you are looking to sell or rent them out. Our Non-Domestic Energy Assessor (NDEA) is able to complete a Commercial EPC and Recommendation Report for your property. These reports are lodged on the central Government Register and are valid for 10 years. Recommendations within the report will identify cost effective improvements which can be made to enhance the energy performance of your property.
From April 2023 landlords will not be able to let a commercial property with an EPC rating lower than an E.
What does a Commercial EPC involve?
The NDEA’s comprehensive survey of the property will enable them to collect data on how the commercial space is currently being used, how it has been constructed, what heating system and controls are in place and what lighting is installed. This is a non-intrusive property inspection and time spent on site depends on the size and complexity of the premises. Following the site visit our NDEA will use the data collected to calculate the energy efficiency of the building using Simplified Building Energy Modelling (SBEM) methodology.
When might you need a Commercial EPC?
- You want to rent or sell the premises.
- Your new build has been completed.
- There have been changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems.
